Mountain Town Properties Property Management Division offers both full management as well as a placement-only service for rental owners and a professional, high-quality property management service of furnished and unfurnished properties in Rossland, Red Mountain Resort, Warfield and Trail.

Property Management in BC requires a license under the Real Estate Services Act and as such, Mountain Town Properties as your Designated Agent has special legal duties exclusive to you, our Principal, including:
  • Loyalty: acting one on the best interests of the owner.
  • Full Disclosure: disposing everything the Agent knows that may influence the owner’s decision in a transaction.
  • Avoid Conflict of Interest: the Agent has a duty to avoid any situation that would affect their duty to act in the best interest of the owner
  • Confidentiality: the Agent must not reveal private information without the consent of the owner. That includes:
          • reasons for renting
          • minimum or maximum rental price
          • any preferred terms and conditions that may be desired in a contract

Full Management Service

Our full management service takes care of every aspect of managing your investment property. From marketing to move out condition inspection we make sure every step of the process is handled professionally and every detail taken care of thoroughly. Through a thorough tenant screening process we find dependable and respectable tenants for the landlord approval. We do our very best to ensure that your property stays rented generating maximum cash flow and mitigating expensive vacancy time.
For a full management service, the fee is 50% of the first month’s rent for the Placement portion of the process and then 12% of the monthly rental revenue there-after.

Placement Only Service

Our Placement-Only Service is designed to do the most difficult job of finding a caring and dependable tenant for you.

We market, find, screen, and place the tenant. Then we hand the property back to you for management. The placement-only service has been designed to save you time, money and provide you with every detail to make future management as simple as possible.

Property Check Services

If your property will be vacant for a period of time, your insurance agency may require licensed property manager to visit the home, in order for your policy to remain valid. Since every policy is different, you will have to check on your own policy or check with your insurance agent to confirm what your responsibility is.
We will will attend your property as the specified intervals and provide documentation of the visit.

Marketing

The rental market is an ever-changing environment.

As professionals, we are constantly assessing the market to ensure each property is listed at fair market value.
Before the marketing of your property begins, a licensed property manager will carry out a property inspection to help identify the most appropriate price point.

We will then use a variety of different media, including the web, local press, and social media to ensure your property is rented.

Guaranteed Tenant Screening for Rental Owners

We conduct comprehensive screening of all potential tenants. This includes reference checks from current and previous employers as well as previous landlords. Tenants’ credit scores may also be verified through Equifax, a reputable credit monitoring agency.

Entering into a Tenancy Agreement

As your Agent, we will enter into, and complete, a tenancy agreement on your behalf. Whenever possible, we will explain every term and condition of the tenancy as well as any other rules and bylaws imposed on the property, so the tenant is aware of responsibilities they have before signing.

Condition Inspection Report

Landlords and tenants are required to complete a Condition Inspection Report at the beginning and end of each tenancy. A Landlord or tenant loses their right to lay claim to a security deposit should they fail to carry out a condition inspection report.
We conduct a very detailed condition inspection report which includes digital photographic evidence to back up all findings prior to each tenancy commencing. This report complies with all rules and regulations set by the RTA and will ensure that you are able to protect your property in the best way possible against any damages at the end of the tenancy.

Rent Collection

We do everything we can to make paying rent easy. We accept cash, cheque and interact e-transfer.

All rental funds and deposits are deposited as soon as they are received directly into fully audited trust accounts until disbursement.

Each month you will receive a statement of income and expenditures and rental funds will be directly deposited into your account. We disperse payments the last day of the month following the rental period. For example, we disperse May rent, the last day June.

Routine Inspections

We are accessible 24 hours a day 7 days a week to assist with any tenant or property emergency. On top of this we conduct twice yearly property checks carrying out thorough visual inspections. This allows us to effectively note the condition of the property and advise or make suggestions for any upcoming maintenance needs to help with budgeting purposes. Being upfront with all our tenants about the frequency of inspections also helps discourage any illegal use of your property. We always act in a caring and unobtrusive manner when carrying out property inspections.

Tenant Disputes

We deal with all tenant disputes so you don’t have to. Any unacceptable behaviour by a tenant will be dealt with according to the rules within the Residential Tenancy Act (RTA).

We quickly arrange for restitution of rent non-payment and NSF charges. If the tenant’s rent payment is late by more than three days we will automatically issue a 10-day notice to end tenancy as per the RTA.

Financial Reporting

We provide paperless accounting statements delivered straight to your email every month. Each report shows all financial transactions which took part in your trust account over the statement period.

End of Tenancy

When a tenancy ends we will be on hand to help and and advise a tenant of their responsibilities for any utility accounts and cleaning requirements prior to their move out.

We will carry out a detailed move out condition inspection report and make any assessment of any damage which is beyond regular wear and tear. Security deposits which have been held in fully audited trust account will be adjusted and paid accordingly.

  • Completion of a residential lease agreement and any other supporting documentation required such as a Form K for Strata titled properties.
  • Carrying out a detailed condition inspection report.
  • Advising the tenant with regards to insurance and the transfer of utility accounts where applicable.
  • Carrying out regular property inspections.
  • Rent collection and deposit collection
  • Dealing with any tenant disputes and organizing for the collection of delinquent rents.
  • Maintenance of all records required by the Real Estate Council of British Columbia.
  • 24 hour emergency contact for tenants.
  • Coordination of any essential maintenance
  • Completion of tenant move out condition inspection report.
  • Return of tenant damage deposit.

Placement Service Detail

This service has been designed to take care of typically the most difficult aspect of managing any investment property that is placing the right tenant.

This service includes:

  • Rental value assessment
  • Property assessment to identify any issues which may arise during the tenancy to help minimize any service calls.
  • Marketing and advertising through a diverse selection of media.
  • Thorough tenant screening including checking references and carrying out a credit check.
  • Completion of a residential lease agreement and any other supporting documentation required such as a Form K for strata titled properties.
  • Carrying out a detailed condition inspection report.
  • Advising the tenant with regards to insurance and the transfer of utility accounts where applicable.
