Mountain Town Properties is seeking a Property Manager to join our group of licensed real estate & property manager professionals. Specifically, we are seeking one individual to fill a position as a Licensed Property Manager. Perhaps you’re looking for a new career?

Mountain Town Properties is a busy real estate brokerage offering both trading and rental property management services. We manage about 50 properties for homeowners from around the world, with a range of rental scenario options – monthly rentals, seasonal monthly rentals and short term vacation rentals.

This is an opportunity to join an already well-established business with incredible opportunity for growth. A property manager can expect to make a wage consistent with, if not well above, the average income for Rossland residents (once established with a full portfolio).

From the start, you will take on some of the responsibilities of managing a few of our short-term rental properties portfolio under the training and support of the Managing Broker and other licensed Property Manager. During this period and beyond, the brokerage provides training, support and camaraderie!

If you are not already a licensed Property Manager, for you to legally manage monthly or long-term rentals, it is a requirement is to study and pass the Rental Property Management Licensing Course; an on-line course offered through the UBC Sauder School of Business. The licensing course does require from you a financial commitment of about $2000 and should take about 6 months to complete, remote/online.

When licensed, Mountain Town Properties will offer you a starter portfolio of a few long-term rental properties that will generate an instant and steady monthly income (modest at first, until your portfolio grows). As with Realtors, a Property Manager is an independent contractor who is paid by commission, based on a percentage of rent collected, per month, from their long and short term property portfolios. The Property Management division is structured like most real estate brokerages where licensees are independent contractors, ongoing. It is permanent, after the probationary period of 6 months. You would write off business expenses such as vehicle, licensing fees/dues, computer, phone etc.

Requirements:

  • Licensing under the Real Estate Service Act for Property Management.
  • Someone with natural entrepreneurial drive, whom is committed to ongoing professional development and views real estate as a career.
  • Skills that include an extremely high level of attention to detail (contracts, property inspections, timelines, due dates), negotiation skills, social skills, communication skills, organizational skills, computer technology.
  • A self starter who has an independent work ethic.
  • Must be willing to work full time, year-round with a flexible schedule – days, evenings and weekends when required.
  • Someone with a spouse or family who is supportive of a flexible schedule.
  • A good sense of humour because we like to have fun while working!
